Situated on Umberstone Street in the heart of bustling East London, this project involved the demolition and redevelopment of an existing two-storey post-WWII textile warehouse. The programme delivered a five-storey building comprising eight residential apartments and four commercial spaces at ground and basement level. Supporting the local council’s preference for mixed-use developments, the scheme offers a flexible variety of one- to three-bedroom apartments. The design prioritises space and serenity within a thriving London neighbourhood, providing each resident with a good-sized balcony or Juliet balcony extending along the front of the main elevation.

The technical delivery utilised a hybrid structural approach, combining a reinforced concrete and light steel frame supported by a robust raft and piling foundation. The external envelope features high-quality brickwork with embossed detailing and a dark grey colour palette, complemented by black satin timber cladding. To address the challenges of a densely populated area, our team implemented a variety of techniques to ensure ample natural light and ventilation while maintaining privacy, particularly for the studio flats on the first through fourth floors. Internal finishes follow a contemporary, minimalist aesthetic with white-painted walls and ceilings paired with high-quality wood laminate flooring, ensuring a durable and easy-to-maintain environment for modern urban living.
