This project involved the extensive transformation of a prominent building formerly occupied by Barclays Bank and various offices in the high-demand area of Southgate. The programme delivered a sophisticated vertical extension and refurbishment, creating 24 residential apartments and eight serviced offices situated above a prime High Street commercial unit. Located moments from Southgate underground station and the local college, the development provides high-quality urban living that successfully blends traditional London architecture with contemporary 21st-century requirements.

The technical delivery was defined by a complex structural intervention involving one of the earliest examples of concrete frame construction. Our team managed the meticulous redesign of the first and second floors, including the installation of a new central staircase, while maintaining the original brick and masonry front elevation. To expand the building’s capacity, two additional storeys were constructed using a lightweight steel frame and a modern glass curtain wall system. This design ensures residents benefit from exceptional natural light and expansive views of the London skyline. By coordinating the integration of new steel floors with the existing heritage fabric, we delivered a high-performance building envelope that offers a tasteful combination of historic character and modern aesthetic.
