This landmark regeneration project involves the delivery of a bespoke 126-room hotel on a historic industrial site with roots dating back to the 17th-century Phoenix Brewery. The development strategy utilises a facade retention scheme, preserving the character-rich Victorian elevations while constructing an entirely new, high-specification building behind them. By replacing fragmented later additions with a cohesive, courtyard-focused layout, the project creates a modern hospitality destination that celebrates its industrial texture through a contemporary lens.

The technical delivery is defined by significant subterranean and structural engineering, including the excavation of a new two-storey basement. This extensive underground footprint expands the hotel’s capacity, housing both high-specification guest rooms and essential back-of-house facilities. Our team is managing the complex temporary works required for the facade retention, ensuring the historic masonry is secured whilst the new reinforced concrete frame and cores are established. The new build incorporates a ‘link’ building to create an all-weather central courtyard and utilises a sophisticated palette of reclaimed brickwork and bronze-toned metalwork. Sustainability remains a primary driver, with the project targeting a BREEAM ‘Excellent’ rating through high-efficiency energy systems and the responsible preservation of the site’s historic fabric.
